Project - Asbestos Survey / Lead Inspection

Project: Asbestos & Lead-Based Paint Inspection Prior to Home Renovation

Client: Homeowner Planning Renovation
Location: San Diego, CA
Service Provided: Asbestos and Lead-Based Paint Inspection
Project Type: Pre-Renovation Environmental Assessment

Project Overview

A San Diego homeowner contacted Air Check Solutions ahead of a planned renovation of their older single-family home. Built prior to 1979, the house featured original finishes that raised concerns about the presence of hazardous materials. Specifically, the homeowner wanted to ensure that the spray-applied acoustic ("popcorn") ceiling texture and certain interior wall materials slated for demolition did not contain asbestos. Additionally, they were concerned about the potential presence of lead-based paint due to the home's age and the risk it could pose to their family.

Client Challenge

Before moving forward with renovation, the homeowner wanted to identify any hazardous materials that could impact health or require specialized removal procedures. Time was a factor, as the client wanted to keep the project on schedule while ensuring all environmental health concerns were addressed responsibly and in compliance with local regulations.

Our Response

Air Check Solutions provided expert consulting and performed a thorough environmental inspection, which included:

Asbestos Bulk Sampling of the spray-applied acoustic ceiling texture in multiple rooms to determine whether asbestos fibers were present in the material.

Wall Material Testing in areas scheduled for demolition to evaluate the presence of asbestos in joint compound, drywall, or plaster components.

Lead-Based Paint Testing using XRF (X-ray fluorescence) technology, allowing for rapid, non-destructive analysis of painted surfaces throughout the interior.

Laboratory Analysis of all asbestos samples with results provided within a standard turnaround time, or faster if requested.

Reporting & Recommendations

Following the inspection, the homeowner received a detailed written report within a few business days. The report included:

• Purpose and scope of the investigation

• Description of sampling locations and materials tested

• Laboratory results for asbestos content

• Lead inspection findings by component and room

• Health and regulatory considerations for remodeling activities

• Recommendations for proper abatement or safe work practices if hazardous materials were found

Outcome

The inspection provided peace of mind and clarity before renovation work began.

The homeowner was able to plan the renovation safely, accounting for any abatement or containment steps needed to protect workers and occupants.

The project moved forward without delays or surprises, thanks to early risk identification and clear environmental documentation.
