Project Overview

A well-known university in San Diego was in the process of constructing a multi-story student residential facility. At the time, the structure had not yet been fully enclosed—windows were not installed, but interior gypsum board and insulation had already been placed. Unfortunately, during a period of severe weather, the site experienced moisture intrusion in multiple areas, raising concerns about potential water damage and mold growth behind finished surfaces.

Client Challenge

The construction team needed immediate expert consultation to assess the extent of the moisture intrusion without causing unnecessary delays to the project timeline. With drywall and insulation already installed, they required a solution that would quickly identify affected areas and provide actionable results—ideally without invasive methods or long waiting periods.

Air Check Solutions was contacted to perform a site visit and consultation. Following a job walk with the construction team, we proposed a comprehensive evaluation plan tailored to the client's needs:

• Visual Inspection of affected areas to identify visible signs of water damage.

​

• Moisture Survey using non-invasive moisture meters to detect elevated moisture content behind finished surfaces.

 

• Non-Viable Surface Swab Sampling to test for mold spores on selected surfaces, particularly subfloor materials exposed to weather.

 

To streamline the process and ensure accurate service delivery, we requested a summary of the affected areas (including number of rooms) and architectural drawings to plan the inspection efficiently.
